Maybe a wall is a few inches off, a support beam is somewhere different than the 2003 drawings indicate, the floor isn’t level where new seating is supposed to go. None of these differences sound significant on their own, but once construction is underway, even small discrepancies can lead to redesigns, change orders, delays, and additional labor.

That’s one reason documenting existing conditions before construction begins can be so valuable.

Why Existing Drawings Aren’t Always Enough

Original blueprints document the building as it was designed or constructed. They don’t necessarily reflect everything that happened afterward.

Walls get moved, openings are modified, pipes and electrical runs get rerouted, floors get patched, and equipment gets replaced. Over the years, those changes may never make it into the original documentation.

So when a renovation is designed entirely from older drawings, there can be a gap between the building on paper and the building in front of you.

That gap can create problems during construction.

Where Reality Capture Comes In

3D laser scanning provides a way to document those existing conditions before construction begins.

A scanner captures millions of measurements from the building, documenting surfaces, dimensions, elevations, and spatial relationships. Those measurements are combined into a 3D point cloud that architects, engineers, and other project teams can use as a reference during design.

Instead of discovering a discrepancy when the construction crew is standing in front of it, the design team can identify it while they’re still working in the office.

A Small Investment in Better Information

The cost of scanning is generally much smaller than the potential cost of correcting an unexpected condition during construction.

Kansas City has a signature brewery. It has been here since 1989, has grown into the largest specialty brewer in the Midwest, and for decades its beers have been the default answer to almost every social occasion in the metro. Boulevard Brewing Company is not just a business. It is a piece of the city’s identity. So when Kansas City got named a FIFA World Cup 2026 host city and started preparing to welcome an estimated 500,000 visitors this summer, Boulevard was always going to be part of the story.

What they built to meet that moment is The Boulevard Yard. And Rogue Visual Design was there before the first wall moved.

A Project Years in the Making

Boulevard’s Tours and Rec Center has been the public face of the brewery since 2016. Located at Brewhouse One on Madison Avenue, it hosts thousands of visitors every year for brewery tours, pours in the Beer Hall, private events, and pop-up experiences. For years, leadership had a vision of something more: a real outdoor backyard space where people could settle in, drink something cold, and take in the Kansas City skyline. The idea kept coming up. The timing never quite landed.

Then the World Cup came to Kansas City, and the timing landed all at once.

Concept and design work started more than a year before construction. Amber Ayres, Boulevard’s Director of Consumer Experience, described the ambition plainly: “We’ve dreamed of having our own backyard hangout at the brewery for a long time. This addition will offer a great mix of downtown skyline views, patio vibes and Boulevard fun.” With the world’s largest soccer tournament set to bring hundreds of thousands of international visitors to Kansas City, that dream had a deadline.

Boulevard chose two longtime local partners to bring it to life. Helix Architecture and Design handled the design. A.L. Huber Construction, one of the oldest contractors in Kansas City, handled the build. The project kicked off in January 2026.

What They Built

The Boulevard Yard is a second-story outdoor expansion built above the existing Beer Hall patio at Brewhouse One. It will more than triple the brewery’s outdoor patio footprint. That is not a minor renovation. That is a structural addition that fundamentally changes how the building works and how many people it can hold.

The finished space includes ample lounge areas and table seating across the upper deck, an indoor/outdoor bar window that serves both the Beer Hall below and the Yard above, large-screen TVs positioned for watching matches and programming, sweeping views of the downtown Kansas City skyline, and a direct entrance from the upper floor of the adjacent parking garage. The project also bridges the Beer Hall patio to the parking structure, solving the flow problem that had always made the existing patio feel slightly disconnected from the street.

One of the design intentions A.L. Huber flagged publicly was the operational challenge of building in an active, high-visibility hospitality environment. The Tours and Rec Center never stopped operating during construction. The build required phased sequencing and careful planning to keep tours running, the Beer Hall open, and guests moving safely through the space while structural work was happening overhead and adjacent.

That is not an easy thing to execute. It requires knowing exactly where everything is before you start cutting and framing.

Rogue Visual Design’s Role: Before the Build

Months before construction began, Rogue Visual Design was on site at Boulevard with a laser scanner.

A laser scan is not a set of photographs and it is not an estimate. It is a precise, comprehensive record of a structure as it physically exists: every dimension, every deviation from plumb, every surface and elevation captured as millions of measured data points. The output is a registered point cloud, an exact 3D model of real conditions that can be sliced, measured, and handed to architects and engineers as the verified ground truth for what they are working with.

Existing conditions documentation is one of the most undervalued and most consequential steps in any renovation or addition project. Old drawings are almost always wrong in some way, if they exist at all. Tape measure surveys miss things. Assumptions compound. The older or more complex a building is, the further real conditions tend to drift from what any set of paper documents shows.

When you scan before you build, you hand the design and build team the real building to work from, not a best guess. That changes how the design is developed, how the structure is detailed, how mechanical and electrical systems are coordinated, and how the framing goes in. Issues that would have surfaced as expensive, schedule-busting surprises on the job site show up instead on a screen, where they cost time and a conversation rather than labor and materials.

For a project like the Boulevard Yard, where A.L. Huber was executing a second-story structural addition above an operating facility, with connections into an existing parking structure, on a compressed timeline driven by an international event, that kind of documentation is not just useful. It is the foundation the whole project stands on.

The Boulevard Yard is open. It opened to the public in June 2026, right as the World Cup arrived in Kansas City. Rogue Visual Design went back last Monday and documented the finished result.

The same space that was captured as a point cloud before the renovation started now looks nothing like what the scanner recorded. The deck is built. The bar is open. The skyline view is there. The building is fundamentally different from what it was. The scan is a permanent record of what it was before.

That is what reality capture is for. Buildings change. Conditions drift. Additions go up and spaces get reimagined. The scan is the document that holds what was actually there at a specific moment in time, before the change, so that the full arc of the project is on record and the people who came after have something accurate to work from.

The Obama Presidential Center opens today June 19, 2026, in Jackson Park on Chicago’s South Side. For most people it is a cultural and civic landmark, the realization of a decade-long effort to build something permanent from a historic presidency. For anyone working in reality capture, laser scanning, or construction documentation, it is something else as well: one of the most technically demanding documentation projects the built environment has produced in recent memory.

That is not a claim about what happened on this specific job site. It is a statement about what a project like this demands, by law, by logic, and by the nature of what it is.

Building on a Historic Landscape Is Not Like Building on an Empty Site

Jackson Park is listed on the National Register of Historic Places. It was designed in the 19th century by Frederick Law Olmsted and Calvert Vaux, the same partnership that designed Central Park in New York. The landscape itself, its grades, its lagoons, its sight lines, its relationship to Lake Michigan, is the artifact. Not the buildings in it. The park.

When you propose to build a 19.3-acre campus on a National Register property, you trigger Section 106 of the National Historic Preservation Act. Section 106 requires a federal determination of effect before construction begins. The Federal Highway Administration conducted a three-year environmental review of the Obama Presidential Center site, and the Federal Highway Administration found that the project would have an adverse effect on the historic landscape. That finding required mitigation. Mitigation under Section 106 requires documentation, a permanent record of what existed before the change.

What that means in practice, for a site as complex and historically layered as Jackson Park, is that someone had to capture the existing conditions of that landscape in precise, defensible, reproducible detail before construction altered it. The grade of the ground. The edges of the lagoons. The canopy of the trees. The buried infrastructure from the 1893 World’s Columbian Exposition that sits beneath the surface of the park. The relationship of every existing element to every other element, in three dimensions, on a site that is constantly changing with the seasons and with the city around it.

This is the problem laser scanning was built to solve.

What Traditional Survey Cannot Do at This Scale

A total station survey of a 19.3-acre historic landscape with active water features, mature tree canopy, and complex grade changes is not impossible. It is slow, it is expensive, it is limited in the density of data it can produce, and it requires site conditions that a living urban park rarely cooperates with. You can establish control points and measure to them.
You can produce a topographic survey that satisfies a grading plan. What you cannot easily produce is a comprehensive, millimeter-accurate record of the existing landscape in its entirety, every surface, every edge, every elevation, captured at a moment in time before construction begins.

A terrestrial laser scan of a site like Jackson Park produces that record. Millions of points per second, registered across multiple setups, producing a point cloud that captures the landscape as it existed on the day of the scan. Every grade break. Every lagoon edge. Every structural element visible above grade. That dataset becomes the ground truth for the project: what the site actually was before any of it changed.

For a project that required federal documentation of a historic landscape prior to construction, that kind of capture is not a nice-to-have. It is the deliverable.

The Below-Grade Problem

The OPC campus connects its buildings underground. The museum tower, the forum building, the library, and the parking structure are all accessible at plaza level and connected below grade. The underground parking was built beneath the park surface to preserve the open character of the landscape above.

Building below grade on a historic urban park means working in close proximity to buried infrastructure you may not have accurate records for. The 1893 World’s Fair left physical traces in Jackson Park, some documented, some not. Utility systems serving the existing park facilities run through the site. The lagoons have edges and liners and drainage systems with long histories.

An as-built scan program running throughout the excavation and below-grade construction phases of a project like this is not unusual. It is standard practice on complex urban sites where the cost of a coordination failure between structural, civil, and mechanical systems during construction is measured in months and millions of dollars. You scan what you build as you build it, so that the record of what actually went in matches what the drawings said should go in, and so that every trade working underground has an accurate picture of what is already there.

The Digital Archive and What It Means for Documentation

The Obama Presidential Center is the first presidential center built around a fully digital archive. There are no physical presidential records housed on the campus. Barack Obama’s official presidential papers are maintained by the National Archives in digital form. The center does not function as a repository in the traditional sense. The history lives in the programming, the exhibits, the community engagement, and the campus itself, not in file cabinets in a controlled storage environment.

This is a significant statement about how history is preserved in the 21st century, and it maps directly onto an argument the scanning and reality capture industry has been making for years. Physical objects are temporary. The built environment changes. Buildings get renovated, landscapes get altered, entire blocks get demolished and replaced. What lasts, what remains accessible and useful decades after the physical thing has changed, is the digital record you made of it.

The Obama Foundation decided that a digital record of a presidency is more accessible, more durable, and more useful than a physical archive. That is the same argument a reality capture firm makes every time it sits down with a client who is about to renovate a building without documenting what they have. The record you create before the change is the only record that will ever exist of what was there. Once the construction starts, the existing conditions are gone.

A project like the Obama Presidential Center does not happen without the full stack of documentation tools the AEC industry has developed over the past two decades. Existing conditions capture of a National Register historic landscape. As-built scanning through a complex below-grade construction sequence. Science is the groundwork of everything that follows. It provides the principles behind measurement, materials, accuracy, safety, and data—concepts that quietly support industries like engineering, construction, technology, and the built environment.

Without scientific discovery, there are no tools to apply, no systems to build, and no standards to trust.

When we talk about STEM, science isn’t just one letter in the acronym—it’s the base layer.

Black Scientists and Foundational Knowledge

Black scientists have contributed to foundational scientific knowledge for centuries, often while working within systems that restricted access to funding, institutions, and recognition.

Physicist Edward Bouchet, the first Black American to earn a PhD in physics, advanced scientific education at a time when Black scholars were largely excluded from academic research spaces.

Chemist Marie Maynard Daly, the first Black woman to earn a PhD in chemistry, conducted groundbreaking research that helped establish the relationship between cholesterol and heart disease—work that reshaped scientific understanding and future research standards.

Biologist Ernest Everett Just challenged dominant assumptions in cell biology, contributing to how scientists understand cellular development and structure.

These contributions weren’t isolated achievements. They became part of the scientific framework that informs how modern systems are researched, measured, and designed.

Recognizing this history isn’t about revisiting the past for its own sake. It’s about acknowledging that innovation has always been broader, deeper, and more inclusive than it was often allowed to appear.
